Whatever your situation we guarantee that all prospective tenants will be fully referenced prior to the signing of any
comprehensive Gillian Campbell Estates lease. All tenants must provide the following when applying for any rental property:

- Proof of Identity (Driving License or Passport)
- Proof Of Income (Three Months Wage Slips or P60)
- Previous Landlords Reference or Mortgage Statement
- Two Proofs of Current Address (Utility Bills)
- A guarantor who must be a home owner

Prospective tenants are also required to complete our thorough application form in full, as well as Guarantor & Tenant bank referencing forms.

On signing of any lease sucessful applicants will be required to provide:

- One months rental payment as security depositt
(Forwarded to Landlord by GCE)
- One months rent in advance

Rent is payable monthly in advance by standing order direct to landlords. Landlord account details will be provided by our office on the day of handover.

Initial registry fee of £50.00 plus VAT is requested prior to the marketing of any Landlords property.*

rental fees
Once a property has been rented, a lease signed by the
tenants and occupation has taken place the following fee will be charged by Gillian Campbell Estates.

10% of total rent for length of tenancy + vat **

working example
rent pcm: £500
tenancy: 6 months
total rent: £500 x 6 = £3,000
total fee payable: 10% of £3,000 = £300 + vat

lease renewal fees
Details of lease renewal fees are available on request from Gillian Campbell Estates.

All rental properties undergo a full inventory including full colour photography documenting condition & contents prior to the start of any tenancy.

All Landlords are required, by law, to provide Gillian Campbell Estates with a valid gas safety certificate prior to the commencement of any lease. Gillian Campbell Estates can recommend registered CORGI installers if necessary.

* Please note that registry & board fees (if applicable) are non-refundable and must be
paid in full prior to the marketing of any rental property.
** This fee is based upon the tenancy period detailed in your GCE Lease.
